Runner
Runner
As a runner for the Nellis Group, you will always want to present yourself professionally. You will encounter homeowners, neighbors, contractors, agents and buyers. You need to be sure you represent the Nellis Group well. Be neat and greet people as you encounter them.
Vacant Check
- Lay out your route in advance and be aware of the challenging traffic patterns.
- Be sure to take a picture of the house and send it. In a condo take the picture in the hall.
- Note anything in the front yard that needs attention, lawn, gardens, driveway, etc.
- When you enter the house always call out, “Hello” several times. You may encounter the owner, contractor or agent in a vacant house.
- First thing is to go to the brochures and business cards. Tidy up the area. Remove business cards and notify Chris if there are seven or less brochures.
- Systematically go through the house. Usually the main floor first; check the refrigerator, thermostat, doors locked, windows locked, etc.
- Thermostats are tricky. The old ones are especially hard to read and figure out how they work. I suggest summer at 76 degrees and winter at 68 degrees but this varies.
- Open the door to the garage to be sure everything is OK there.
- Bedrooms (usually the upper floor) be sure the bathroom toilets are not running.
- Basement - check doors, heater room, storage room, bathroom, etc.
- Always be noting the smells in the house. It may be an issue that needs attention.
- Always be observing, look in the back yard, mail box, scrubs out of control, storm damage, roof, etc. Report that which is not normal.
- If something is a quick fix (i.e. smoke alarm chirping) do it. If it is a moderate to major issue, report it.
- If it appears to be something urgent (electricity off, broken window, tree down, etc.) call the Nellis Group.
- Also do the obvious, empty a room dehumidifier if full.
- Be sure the door is locked when you leave and the lockbox is closed.
- Fill out your report and submit it.
- If you have a gated community or a front desk - try to find out in advance what the code is, use of a fob, need to check in at the desk, etc.
Open House
Open houses usually require extra brochures. Although you are not there for a vacant check, just make general observations, lawn mowed, house looks and smells all right. Signs require some judgement. The Nellis Group prefers 10 signs. However, occasionally six or so signs the meets functional needs
- The A-frame with the time of the open house should be at the house.
- Working from the house toward the major highway(s) locating signs in the logical process in which a person would drive to the open house.
- Major highways are critical for signage. However, take your time in cross and placing the signs. Many of the highways are difficult to get the signs in the dirt. The greener the grass usually means the easier to get the sign in.
- When there are turning lanes, move up the sign towards the flow of traffic so they can be seen in time to enter the turning lane.
- Use discernment in gated communities or a community which would restrict open house signs. If need be, leave enough signs at the house for the open house realtor to place them in the community on the open house day.
- Create a screen shot map with the location of each signed “painted” in the map. Attach to an email and then list in the email every sign by the two crossroads location.
Other Duties
Other duties may include: placing and removing lockboxes, delivering brochures, placing rider signs, picking up documents, etc
